Complete revenue management

Complete vs. traditional revenue management: which one do you have?

Almost everything sold as hotel revenue management is a single discipline: moving the price according to demand. It is done with more or less sophistication —from a seasons table to an algorithm that reprices every hour—, but it is one thing. It works. And it falls short, for a reason that has nothing to do with price: a guest who never saw your hotel does not book at any price.

What the traditional one does

It analyzes your history, your occupancy, your pace and your competition, and adjusts the rate. When done well, it raises revenue per available room without needing more guests. It is real and it is valuable. But it starts from a premise: that demand already arrives and you just have to charge for it better.

What is left out

Everything that happens before demand arrives, and everything that happens after the rate was set:

Before the rateThe rateAfter the rate
Do they discover you on social media?Price per dateDoes someone answer the WhatsApp?
Do you appear on Google and in an AI’s answer?RestrictionsIs anything sold beyond the room?
Does your OTA listing win the comparison?PromotionsDoes the review sell again?
Does your site give reasons to book direct?Price per channelIs it all measured together?

A traditional revenue manager does not deal with the left column or the right one. Nobody asked them to. But the hotel’s revenue comes from all three columns.

What the complete one covers

Twelve stages, in this order: understand the property and its market (Discover), build relevance (Position), work the channels (Channel), make the listing compete (Listing), turn the rate into strategy (Rate), build direct booking (Direct Booking), generate qualified demand (Demand), lose no opportunity (Lead), connect the technology (Technology), turn reputation into demand (Reputation), operate sales (Sales Center) and decide with data (Intelligence).

The rate is the fifth. One of twelve. The full method explains each one and the result it ends in.

How to know which one you have today

A quick test, no tools needed:

  1. Do you know what position you appear in on Booking when someone searches your destination for next weekend? Not how many bookings it brings: where you come up.
  2. Does someone who writes on WhatsApp on a Tuesday at 3 pm get a reply in under ten minutes?
  3. Do you know what occupancy the hotel next door is running for this weekend?
  4. Have you asked ChatGPT where to stay in your destination and seen whether you show up?

Four yeses: you have something close to complete. One or none: you have rate, and everything else is working by luck.

Why the order matters

Because each stage corrects a different mistake, and doing them out of order wastes money. Paying for ads (Demand) to send traffic to a site that does not sell (Direct Booking not done) is buying visits that go to the OTA. Raising the rate (Rate) without knowing what the neighbor does (Discover not done) is guessing with confidence. The method exists so the twelve happen in the order they are needed.

Frequently asked questions

What is revenue management in a hotel?

It is the discipline of selling the right room, to the right guest, through the right channel, at the right price. In practice, most agencies reduce it to the last part: moving the price. Complete revenue management also works the channels, the listings, direct booking, visibility, lead response, extras and measurement.

Do I need a revenue manager if I have few rooms?

You need the method, not necessarily the person. A twenty-room hotel cannot pay a full-time revenue manager, but it can have dynamic pricing, worked-on listings and a WhatsApp that answers in ten minutes. That is why the service is hired by stages.

How do I know if my revenue management is complete?

Count how many of the twelve stages you have covered. If the answer is "the rate", you have traditional revenue management. The free diagnostic tells you in ninety seconds.
